STAGING YOUR HOME FOR A SHOWING

When a Realtor calls to bring a client to show your home, there are some things you can do to be sure your it shows in the best possible light. Of course, you will want to have already done the major cleaning, painting, carpet cleaning and fix ups, but here are some things to do when you know a client is on the way:

  • Be sure entry is clean & free of clutter
  • Turn on all lights & lamps-even daytime
  • Open all drapes
  • Turn on fans
  • Night, turn on landscape, pool lights
  • Open doors between rooms
  • Pick-up newspapers & magazines
  • Fresh smell – chop up a lemon and grind it up in the garbage disposal
  • Clear kitchen & bathroom counters
  • Orange cleaner - works & smells great
  • Put dirty dishes in dishwasher
  • Take out trash, if needed
  • Pets out of the way … buyers who are allergic to or just aren’t “pet people” will rush through a home if the pets are active
  • Beds should be made
  • Clothes & shoes picked up
  • Bathrooms counters; be sure mirrors are spotless; hang fresh, pretty towels
  • When Realtor arrives, greet them very cordially, and then leave! Go for a drive, so potential buyer won’t feel pressured and can take the time to visualize their furniture in your home.

Whenever you leave your home, leave it as if you expect a showing. Tidiness makes great impression, and so does ‘untidiness’! No need to leave the lights on during the day, if you are away, unless you know someone is coming.
